OVERVIEW

Asset management is defined as the "administration of a property with the objective of maximising financial performance". Under this umbrella sit the other disciplines of property and tenant management, and day to day building (facilities) maintenance and management, all of which integrate to underpin the success of an investment.

Tascott works with clients to explore and clearly delineate objectives of an investment, identify risks and opportunities, develop strategies and actively manage property to protect, maintain and ultimately increase the value of each asset we manage.

Good asset management stems from understanding risk. We draw on extensive underwriting skills and employ granular analysis in order to understand risks in an asset, and how risks can be ameliorated to maximise financial performance.

Pathways to achieving those objectives can then be met by responding with defined strategies, employing capital or operational improvements, renegotiating leases, improving operational efficiencies and repositioning or re-purposing of assets.

When Tascott manages your facilities, you can rely on us to provide spaces that operate reliably and efficiently. We adopt preventative maintenance programs to protect assets and ensure building equipment exceeds normally expected life-cycles, with the additional aims of optimising energy performance and minimising equipment failure and tenant disruption.

We assume responsibilities both for day to day management and technical facilities covering repairs, maintenance, BWOF management & compliance, planned preventative maintenance, service contracts, health & safety, statutory and local authority compliance, contractor negotiations and construction management.

We service every aspect of managing a property: from day to day operations; all aspects of tenant liaison and support; reporting to owners, lease reviews, renewals and all related processes; developing operating budgets, collecting rents and managing expenses.

Whilst managing the detail can be considered tedious it can also reveal trends and alert property owners to more serious or complex issues that could go unnoticed. We can take care of all financial management responsibilities.

Tascott provides owners with monthly and annual performance reports which include: rent and opex collection: maintenance service contract negotiation and management, approving all maintenance related invoicing; owner investment distributions: preparation of annual accounts and management of company compliance requirements.

Using our extensive knowledge, expertise, research and understanding of the underwriting process we can assist with the review and/or arrangement of debt and equity, across real estate asset types, values and geographies.

We can provide guidance on securing new loan facilities or review existing facilities to ensure pricing is fair against comparable market terms. Our services cover origination and every step through to drawdown, including negotiating facility terms and meeting conditions precedent, and onward beyond closing to post settlement loan management.
